

| How do you choose a Home Inspector? Most Home Inspectors today have to go through a series of classes and tests in order to get certified and licensed. The fact that we are all certified, however, does not make us great Inspectors. People skills and a pleasant demeanor, coupled with experience and continued efforts to learn more about today’s Homebuilding Industries will assure a knowledgeable and detailed Inspection. At TrunzHomeInspections we know that our report is crucial to help you proceed with the negotiation on the purchase of your new Home. We follow a strict routine on every Inspection. During the initial contact we take down all pertinent information about the property in question. Upon meeting with you at the site, we will go over the entire procedure, explain the contract and note any special concerns you may have about the property. As Home Inspectors we are concerned with the following issues: Fire, safety, health, mechanical, structural, pest and dry rot. Every Inspection is conducted the same way. The grounds are carefully evaluated, sidewalks, paths, patios and decks, are there signs of poor drainage, are plantings to close to the House, we look at trees for possible damage to underground pipes and damage to foundations and retaining walls. While assessing this, we inspect for carpenter ants and other pests and move on to the house. Here we evaluate the siding and trim, from top to bottom, checking for dry-rot and areas where moisture may enter the building. The gutters are looked at and the entrance service for the electricity is checked. If permitting, the roof will be walked on checking for soft spots, vent, skylight, flashing, loose shingles, and any other damage. Chimneys are evaluated and gutters are looked at again. Upon completing the outside we enter the house where a similar routine is employed to check everything from your doorbell, to the filter in your furnace. Windows, doors, light-switches, smoke alarms, stove and kitchen, bathrooms, toilet, tub, sink and shower, in short, every component of the interior is inspected. We then look at the plumbing, checking for proper installation and possible leaks. The water heater is inspected for safety issues and signs of deterioration. The heating and cooling systems are carefully inspected and the electrical is analyzed including the service entrance and the main panel. We then continue our inspection by evaluating the structural components in the crawl space / basement for damage or pest related issues, and finally finish the routine by reporting the conditions in the attic. Upon the completion of the inspection we’ll sit down with you, and together view all photographs taken during the inspection. We will explain the findings in detail and answer any questions you may have. We issue a summary on the spot. We can produce a CD at the job site (this takes an extra 15 min.)
